Just like the famous Machu Picchu peak in South America, I thought! Though it was 5 am, it was already bright outside. From the balcony of my room, I was staring at three giant peaks! In comparison, the village below seemed tiny! After a moment, I could also hear the sound of a water fall from a far distance. I could spot a stream on the mountain. But wait, not one but many such streams. As I turned to my left, I saw a sparkling spectacle! Peaks of snow capped mountains glowing like gold in the sunlight! Wow, I felt like I was being welcomed to Lachung in North Sikkim.<br />

As I was contemplating, I remembered what my guide said, "It was just the beginning!". But what could be a greater sight than this? Well, after an hour, we were on our way to find out. We felt blessed as we crossed a bridge decorated with Tibetan prayer flags of blue, white, red, green and yellow. <br />
<a name='more'></a>After the bridge, few local women were waiting for a drop. They sold tea, pop corn and noodles at the high altitude destination. Every day, they would wait in the hope of a drop. We allowed them to board and continued our journey. As we were leaving Lachung, we witnessed some vivacious vistas. Mountain slopes formed contours of green and blue. Sun rays emerged through the mountain ridges and clouds to form nature’s laser show.<br />

Soon, we reached a human settlement – Yumthang Valley. Shops on either side of the road in the valley rented – winter jackets, gloves and gum boots. The shop keepers had a simple math for renting. Whether you take on rent a jacket or a small item like a glove, the price was the same – Rs. 50/- and there was no advance to be paid. Moving ahead, we saw on either side of the valley – misty mountains and coniferous trees powdered with snow. A river ran through the plain land appearing green. Yaks grazed near its banks. River banks were decorated with blooming pink Rhododendron flowers. It was an exquisite imagery.<br />

Further, as the uphill roads took us nearer to our destination, I looked back. The rugged roads, we took formed a serpentine path. Finally, we reached a point after which we could not move ahead. Why – because there was no road. What laid beyond was - heavenly white mountain peaks merging into the horizon. Rightly called Zero Point, our destination. Perennially covered in snow, Zero point is surrounded by mountains on all sides. A stream was slicing its way through the icy ground. The water was sparkling, the sun was shining and the people were frolicking! Watching that, my enthusiasm knew no bounds. I jumped and ran around the place. Soon, I realized that snow glowing in the bright sunlight was unbearable to the eyes. I ran to the vehicle and got the goggles. In my excitement, I had forgotten that I was at a height of 15000 feet, which is half the altitude of Mount Everest. But nature had its own way to tell. I was breathing frantically under low oxygen conditions. It was even difficult to walk and I started craving for some food.<br />

I hobbled towards the vehicle. On reaching, I unwrapped the silver foil of toasted bread. As I was munching the toast, a thought came across my mind. Why our yogis who meditated in the Himalayas, stressed on the control of <i>Prana </i>or breath? In the Himalayas, water is abundant, food is scarce and air even scarcer. Air, the vital life force, is thin there. 2500 km's away from home, at an altitude 15000 feet, I had this realization. Sometimes, you need to go very far to find answers within!<br />

How does closing of a Kannada medium school in Kasaragodu in Kerala bordering Karnataka, matter to mainstream Kannadiga audience? Well, it does matter, if you go by the cheerful full house crowd on a weekday, clapping and blowing whistles at every opportunity! When at the end, the stars of the movie appeared in the movie hall – it was an ecstatic atmosphere. <br />
<br />
The film opens with children back in the Sarkari Hiriya Prathamika Shaale (Govt Higher Primary School), Kasaragodu, after spending leisure time during holidays. Mischievous Mahendra, Dadda Praveen who has a crush on Pallavi, Innocent Mammootty with his miserly father portray beautiful childhood. With green and scenic coastal background and a potpourri of Kannada, Tulu and Malayalee cultures bring out rich visuals. In addition, it is delightful to hear different dialects of Kannada along with the Kannada dialect of Kasaragodu. Vasuki Vaibhav’s music strikes the right chord both in peppy Dadda song and in classical rendition of Hey Sharade. Moreover, touch of humor in every scene makes the movie thoroughly enjoyable and is more than enough to make us nostalgic.<br />

In the meantime, when the funds are not get allocated for school repairs, teachers are not paid on time and when the linguistic minority school is overlooked for government schemes troubles begin in the paradisaical setting. It reaches a point, when the school has to be closed, citing poor student strength. How the school is reopened form rest of the story.<br />

Telling a serious issue in a humorous way is a challenge. Director Rishab Shetty has succeeded very well in that throughout the movie. Even when the story takes predictable twists towards the climax with themes of corruption and self-interests, humor keeps it going. Rishab has also touched a sensitive linguistic issue without verbal bashing. Kudos on that. <br />
<br />
Coming back to the question, I asked in the beginning – how closing of Kannada medium schools outside Karnataka matter to Kannadigas? It matters because it is the state of affairs in <a href="https://www.thehindu.com/news/cities/bangalore/eight-aided-kannada-medium-schools-told-to-close-down/article19971236.ece">Karnataka</a> as well, where Kannada medium schools are closed, due to poor student strength. This film does not delve deep into the reasons but it does create awareness. Looking for reasons - is it because of the mushrooming English medium schools, which is because we don’t have jobs for people who studied in Kannada medium, which is because we with our policies, have created a feudal and corrupt system as such.<br />

<i>Operation Alamelamma</i> had created waves with its captivating trailer and the movie does not disappoint. There is freshness in depicting the love blooming between Purmy, who is doing odd jobs to make a living and Ananya, a school teacher. Purmy's love for branded items makes him fall in love as well as fall into the hands of police on charges of kidnapping. As you might have guessed, it is a suspense thriller, which Suni has handled well. I kept guessing who the culprit was till the end of the movie and was wondering why the name <i>Operation Alamelamma</i>?<br />
<br />
Apart from the suspense, which keeps the audience glued, it is Bengaluru's flavor which instills the spirit of our beautiful city. Visit to buttefly park and museum and trek to avalabetta bring back happy memories. Film takes a dig at popular Kannada serials with references such as Vayusaakshi and Amruthadarshini, which is hilarious! Candid market scenes is another way to depict the way of life in Bengaluru.<br />

The song <i>Alaga alaga</i> is melodious. I particularly liked the line comparing heroine to <i>Brihma Kamala</i> (<a href="https://en.wikipedia.org/wiki/Epiphyllum_oxypetalum">Epiphyllum oxypetalum</a>), pristine white flower which blooms in the night. Another song <i>Tili Sanje</i> depicts the comical way of life of the characters, which is too good. Cinematography is excellent too, with aerial shots of Bengaluru coming out very well. Manish Rishi, the hero, who is making a debut does well to balance the innocent, comical and witty acts. Shraddha Srinath, as a bold and talkative girl impresses too.<br />
<br />
Finally, how can a Suni movie be without punchy and witty dialogues? They are seamlessly integrated in this suspense thriller unlike his Simple Love Stories, where they stood out sidelining the plot. On the other hand, authentic Kannada dialect from Mangaluru has been used for comedy, which is been blended nicely. Seems like authentic Mangaluru Kannada dialect is the flavor of the season. Though at some places in the movie, dull moments are felt, it is the pace of the story which keeps the audience moving. Overall, a good movie to watch!<br />

Because it is a movie with subtle humor throughout and full of life. With characters so genuine, dialogues so candid, it is an experience of living the movie rather than watching it! <br />
<br />
Janardhan, a Kannada lecturer, is unable to find a suitable match because of his bald head – a prevalent problem these days! His search for an ideal match reveals his own inner self. He discovers that not only there are societal prejudices against him but also he has been harboring preconceived notions. That part delights and the viewer lives the character! Humor keeps the viewer glued as Janardhan narrates his <i>kathe</i> or story and evoking humor is done effortlessly! Dialogues from every day life manage to tickle the funny bone hard. A guy exaggerating the deeds of an astrologer, Janardhan’s relentless efforts to look good, be good and find a companion, his parallel efforts to be away from the clutches of <i>moha</i> or delusion and bits of Dr.Raj’s songs at right junctures have come out very well. Though the movie echoes the universal theme - beauty lies in the heart, it is in its sensitive presentation, <i>Ondu Motteya Kathe</i> scores.<br />

In some scenes, I could also find different dimensions. For example, a character says Janardhan is not married - because in addition to he being bald, he is an Indian language lecturer too! Also, in the age of social media, how excitement and anxiety follow each other!<br />
<br />
Probably this is the only movie in Kannada, which has used the Kannada dialect from Mangaluru throughout and in its authentic form. Not only the dialogues but the life of coastal Karnataka comes alive in the form of ritual vows to deities, reference to jobs in gulf nations and more importantly, through congenial courtesies! Such a sensitive portrayal is a reason to cherish and is a sure sign of arrival of great movies in Kannada. <br />

BESCOM meter of my house stopped showing no reading on display screen. It showed a blank screen. So, I had to replace it. Here are the detailed steps, I followed to get it replaced.<br />
<b><br />
</b> <b>Note :</b> If the BESCOM meter stopped working within 5 years of installation, then it will be replaced free of cost by BESCOM, as it comes under warranty. If not, one has to purchase a new one and install it.<br />
<ol>
<li><b>Visit to the Soujanya Counter : </b></li>
<ul>
<li>On enquiring in the Soujanya Counter in BESCOM office, I was asked to meet the JEE (Junior Engineer Electrical). He asked me to get the form for granting permission to purchase the BESCOM meter.</li>
</ul>
<li><b>Getting the Form for granting permission to purchase BESCOM meter :</b></li>

<li>The form would be available in Karnataka State Licensed Electrical Contractors Association office, which would generally be near to BESCOM office.</li>
<li>This form would be filled by the JEE indicating he has granted permission to procure the BESCOM meter.</li>
</ul>
<li><b>Get the above form filled and signed by JEE :</b></li>
<ul>
<li>JEE will fill and sign the form and will tell where the meters are available. </li>
</ul>
<li><b>Procure the meter :</b></li>
<ul>
<li>In my case, local BESCOM office did not have stock of single phase meters. So, I had to go to AEE BESCOM office in Rajaji Nagar. It has the retail outlet for procuring electricity meters. Following is the address of the same : </li>
<ul>
<li>AEE BESCOM Office, 41st Cross Rd, Rajaji Nagar, Bengaluru, Karnataka 560010</li>
</ul>
<li>Hand over the form filled by JEE and procure the meter. It would be good keep a photocopy of the letter, as the original letter will have to be submitted.</li>
<li>Get the purchase bill and check the carton box containing the meter has Test certificate issued by BESCOM and warranty certificate.</li>
<li>Cost of the single phase meter was Rs.740/-</li>
</ul>
<li><b>Register the meter in the BESCOM office :</b></li>
<ul>
<li>Come back to local BESCOM office and get the meter registered by JEE.</li>
<li>JEE will ask a lineman to install the new meter and ask you to pay him Rs.100/-</li>
</ul>
<li><b>Get the meter installed by lineman :</b></li>
<ul>
<li>Get the lineman to your location to install the new meter.</li>
<li>Old meter has to be handed over to the lineman.</li>
</ul>
</ol>
<b>Important Notes :</b><br />
<ul>
<li>You don't have to pay any bribe to get your BESCOM meter replaced.</li>
<li>It takes a bit of patience and diligence to get the thing done. JEE may not be available in his office all the time. So, you may have to wait and but do not loose patience!</li>
<li>Even if it is a Saturday, office will be open till 5 30 pm. </li>
<li>Keep the original receipt of purchase of meter, as it would be required to claim warranty later.</li>
<li>Keep copy of grant letter and original test and warranty certificates with you.</li>

<li>Installation fees for line man : Rs.100/- </li>

The above two quotes from Mahatma Gandhi emphasizes on the importance of cleanliness and the dignity of labour. B M Giriraj’s latest venture, Amaravathi precisely portrays our attitude towards both. <br />
<br />
In 2012, stink of Bengaluru’s garbage reached <a href="http://www.nytimes.com/2012/10/27/world/asia/indias-plague-trash-drowns-bangalore-its-garden-city.html">New York</a> and <a href="http://www.bbc.com/news/world-asia-india-19407115">London</a>. Common perception about it was the mismanagement of waste. But few know about the mistreatment of men, who keep our cities garbage and filth-free – garbage collectors and sanitary workers. With realistic portrayal, they find their voice in the movie. <br />
<br />
<a name='more'></a><br />
Shivappa is a sanitary worker, whose son, Chennabasappa is making a documentary on the lives of slum dwellers. How he completes his documentary braving all odds forms the main plot. Subplots of plight of sanitary workers and their family nicely blend to the narrative. But it is not a fully sad tale. Because there is subtle humor, which tickles. Pertinent questions posed in the movie, made me look for practical answers.<br />
<br />
Insensitive attitude of the people and government of the people is a glaring highlight. I was perplexed at the civic body unwilling to provide the basic protective gear to the workers, which cost merely Rs.1500 per year. How workers subtly made to consume alcohol before the work and before going home in the evening, tells a lot about how the cleaning job gets done. It is literally nail in the coffin, when a worker gets inside a manhole. How the workers' jobs are not made permanent even after 18 years of service shows pathetic state of affairs. Add to it the lack of respect towards them by the men in power and the men with voting power. How these aspects lead the dejected men to find love and happiness outside family and in crime is rightly depicted. Hard hitting dialogues add to the genuine depiction. When Shivappa utters a war cry saying “Let us make whole of Bengaluru, a vast dustbin”, it is an expression of collective anger. Class struggle mixed with caste struggle in a supposedly socialistic society, which is slowly morphing into a capitalistic society, speaks volumes about the destination, we all are heading to.<br />
<br />
On the other hand, there are aggressive leftist leanings and the liberal usages of cuss words in the dialogues of few characters. I also felt that few subplots could have been removed and the film could have been trimmed. But the message, the film is trying to convey is clear – it is not revolution but awareness. Awareness about the people who live around us and labour for us. But we are blind to them. This message has not gone unheard. People in the movie hall, where I watched the movie gave a standing ovation at the end of the movie. Other than commercial success, what else can a maker want? We instantly vouch for <i>Swacch Bharath</i>(Clean India). But that’s not enough. We should also vouch for <i>Swacch Man</i>(Clean Mind). Let us clean our mind of the prejudices against the men, who keep our cities clean. Then only can we build our nation with cleaner cities and a clean society with cleaner hearts!<br />

Few assumptions did come true but I cannot say the same about the expectations. Film is largely focusses on mischiefs of the last benchers and college gang wars. In between, Kirik Party tries to raise an issue, which is considered taboo. <br />
<br />
The film is a nostalgic trip back to the engineering days. Freshers taking on the seniors, pranks played, crushes, college fests delight the audience. You could also be jotting down points in your mind when there is an argument regarding which branch of engineering is best. Songs, which were already a hit add to the scintillating portrayal. Brilliantly composed, <i>Katheyonda Helide Bari Guruthugale College Ali</i> will sure be heard in college farewells. <i>Belageddu Yara Mukhava Naanu Nodide</i> is well written and depicts a love story in its own way. <br />

The video songs released before the release of the movie, tell bits and parts of the story. So, this has taken out the thrill of understanding the plot details for the first time in theatres. Moreover, movie does not have a great plot. It survives only on dialogues and heroism. In few scenes, I felt Yogaraj Bhat’s style of depicting blossoming love between hero and heroine, which does not enthrall much. So, though the film brings back memories of college life, it fails to engage the audience all the time and entertains only in parts.<br />

<b>Story : </b>First half of the movie tries to establish that Preetham’s is a follower of YOLO(you only live once) philosophy. But this has given a single perspective to the character. Girl friends and parties are the mainstay in Preetham’s life. But there is a problem. Preetham gets bored with his girlfriends quite easily. So, the cycle of infatuation and break up repeats. This is a drag at times. In the second half, Preetham lands himself in Nandini’s house, who is about to get married! I think I need not explain, what happens after this. But there is a twist, which though is cliched!<br />

<b>Dialogues : </b>Dialogues in Mungaru Male 2 are ordinary. Most seem obvious and lack cinematic expression. Sample this : <i>“Do you need an autograph?”” No, I will take a selfie!”</i> Even a TV ad says it in a better way – Era of autographs is over. Now is the time for photographs! So, you hardly remember any dialogue after the movie!<br />

<b>Songs :</b> <i>Mungaru Male 2</i> compositions do not disappoint at all. Jayant Kaykini again has penned two melodious songs – <i>Sariyaagi Nenapide Nanage</i> and <i>Gamanisu Omme Neenu</i>. My pick is <i>Sariyaagi Nenapide Nanage</i>. Even the fast and loud tracks – My Daddy and Onte Songu lift up the spirits! <br />
<br />
<b>Other Aspects :</b> From the Sudeep starrer <i>Maanikya</i>, Ravichandran has been portraying supporting roles very well. No exception here too as he plays Ganesh’s sweet dad! Two words, which are used in the film are an overkill – excitement and boring! Beautiful Jog falls shots are marred by an unnecessary action sequence, trying to show Preetham’s change of attitude towards life! <br />

<b>Summary : </b>I felt similarities to Yogaraj Bhat’s <i>Galipata</i> (the movie he made right after <i>Mungaru Male</i>) - ordinary story but a visual treat! So, it has not rained heavily, but if you want to get drenched in a drizzle, then Mungaru Male 2 is for you.<br />

It was our second day in Sikkim and I was excited to see the snow. When the tour manager had come the night before to brief about the program next day, first thing asked him was whether we can witness the snow. Though he did not answer the question in the affirmative, he did hint that we may get to see some snow. How could he answer correctly, if he had not gone with the tourists. Yes, tour operators will not accompany you during the sight seeing citing extreme cold. So, the arrangement is between you and your driver for stops for having food or taking photos!<br />
<br />
<a name='more'></a><b>Delay in proceedings : </b>We were asked to be ready by 8 30 am to begin our sight seeing for the day covering East Sikkim. Though the tour manager was at the reception by that time, we had to wait for our driver. We had booked our tour package through a portal. According to the driver, who came at around 9 15 a m, travel company outsources the local sight seeing. Local travel agency allocates the trip in the morning, each day. So, that gets the trip delayed. But there was one more thing, which delayed our trip further. Soon after we left from the hotel, the driver stopped the vehicle right after the town. Permits! They were yet to arrive. As we were heading close to the international borders, inner line permits were a must.<br />

<b>Changu/Tsomgo Lake and Playing with the snow : </b>As soon as we got the permits, we left for Changu lake. As we moved, I could notice the roads, which were being repaired due to landslides. I was very surprised to see mostly women at work! I could also notice the rocky mountains smeared with snow. As we went up higher, snow on the mountains became denser and occupied a wider area. We then stopped briefly for some quick instant noodles. This was also the place, where we could buy warm clothes and gum boots, which the driver insisted to take on rent to play in the snow. We moved on and reached Changu lake but the driver told that we would not get down there. Why? Because we would go to the Baba Harbhajan Singh Mandir first and while on our way back, we could spend time at the lake. Moving ahead, negotiating curvy uphill roads, we reached a high point, which was full of snow, except for the roads. <br />

From this point, we could see the Changu lake as well as the serpentine uphill road, we came through. It was an exotic scene. I got down from our vehicle for my first encounter with the snow. As I held the snow in my gloves, I could see a cluster of white crystals with the size of sugar crystals! Four of us, the visitors got excited and started playing throwing snow at each other. The driver, who was used to these things, asked if we wanted him to take photographs of us. When we said yes, he enthusiastically clicked few snaps.<br />

<b style="line-height: 1.5;">Baba Harbhajan Singh Mandir :</b><span style="line-height: 1.5;"> As we moved along, I could see few human settlements. Also, I felt the far away mountains so near! But it could take more than half an hour reach the point you might have guessed to reach in say ten minutes. Also, I could see lakes, which were not tourist attractions but nevertheless beautiful in their own right. At some point, I could see grass lands, where Yaks were grazing. Another fantastic sight was the contours formed by adjacent mountains! Awestruck and mesmerized by nature’s creation, I kept taking numerous photographs in the hope of getting that elusive best shot!</span><br />

As we were nearing the Mandir, I saw a diversion on the left, which lead to the famous Nathu La pass, which connects Tibet. Indian flag was flying high at an altitude of 13,000 feet, when we reached Baba Harbhajan Singh Mandir. Built in memory of the late Indian soldier, Major Harbhajan Singh, who has been accorded Saint status here, the temple stands testimony to his valour. What caught my attention, when I entered the premises guarded by army men was the board, which had the pledge taken by every Indian soldier. Then, I was curious about the rack of plastic water bottles in the shrine, where Major Harbhajan Singh is worshipped. It is said that people who offer and keep the water bottle and collect it after a few days, get their wishes fulfilled, once they drink the holy water. Apart from the temple, souvenir shops were lined up for the visitors to carry the memories of exquisite land! <br />

<b>Back to Changu Lake :</b> Our driver had instructed us to be back early. His point was to reach back to Gangtok early to avoid unpleasant weather, if any in the afternoon. I did not take his advice that seriously, until I witnessed the unpredictable mountain weather some time later. We spent more than half an hour near the shrine and headed back. As we proceeded, we could hear noises of objects hitting windshield and top of the vehicle. Hail storms! I could now realize the importance leaving the high altitudes early! After a while, we stopped at the same place, where we had played with snow. After a few minutes, we left the place to spend time at Changu Lake again.<br />

When we reached the place, weather was clear. People with Yaks asked us to take photos sitting on Yak for Rs.50 or to take a ride on it for Rs.500. I was a bit hesitant to sit upon the animal, which looked scary to me. But the caretaker of Yak assured that it will do no harm. In the meanwhile, surroundings were getting foggy! In a matter of few minutes, visibility reduced drastically. By the time, I made my mind to climb the Yak, it was too misty to take a good photograph. Nevertheless, I posed for the rare photo! We roamed around a bit after that. At that time, I could observe a board saying ‘Do not walk on the frozen lake’. In winters, the lake completely gets frozen. <br />

After that, we were back at the place, where we had rented the winter clothes and returned the items, we took on rent. The shop which rents winter wear had got a small eartery too. As it was time to have our lunch, we had the northeast delicacy – momo’s with spicy sauce and noodles(not the instant one)! As we descended further, I asked the driver to stop at a particular place which had a good view of coniferous trees. As I was taking photos, one of the house owners nearby called me. He told that I can take better photos from his terrace and invited me there. For a shutter bug like me, it was a happy moment! Needless to say, it was a great scenic view from the terrace!<br />

<b>The Beginnings : </b>It was in the month of March 2016, I started planning for a trip to the Himalayas. I was more interested to visit Bhutan, the Himalayan kingdom – known for its pristine nature and Gross National Happiness(contrary to Gross Domestic Product) – a bold concept in quantifying the well being of a citizen. Budget constraints and the thrill as well as joy of exploring paradises in our own backyard, prompted me to check for Sikkim tour packages! North Sikkim is a must in the itinerary, said my friend <a href="http://www.naanushande.com/">Sandeep</a>, a prolific explorer himself! But there were only few packages available, which included it. After careful contemplation, I finalized a package, which had the following itinerary!<br />

Day 1 : Bengaluru to Bagdogra by flight, Transfer to Gangtok by car<br />

Day 3 : Journey to northern Sikkim, Lachung<br />

Day 5 : Gangtok Sightseeing, Transfer to Darjeeling<br />

<b>Initial Hiccup!</b> I was tempted to try OLA cabs for airport transfer. So, I had booked an OLA cab, the night before. Next morning, fifteen minutes before the scheduled time, when the OLA driver called for the last mile directions to reach my house, he asked for the destination to drop. When it was scheduled time, I expected him to be near my house but there was no sign of him. Worse still, he did not pick my call for the next 20 minutes! Finally, I cancelled the booking and made a new one. For the second booking, when the driver came to know of the destination, he excused himself saying his vehicle is not getting started due to chilly weather! At least, I thought, this guy is politely refusing to come unlike the former driver, who was more unprofessional in his attitude. Time was running out and I was getting tensed, with the classic refusal of service in Bengaluru – a cab driver playing an adamant autowalah! Cancelling the second booking, I did a third booking. As a saving grace for OLA as well as a relief for my anxieties, this time the driver arrived at my place within 3 minutes. Lesson learnt – never hire an OLA cab for airport transfer!<br />
<br />
<b>Arrival at Bagdogra, Briefing at Siliguri :</b> Boarding the Bagdogra bound flight at Bengaluru airport in the morning at 10 35 am, we reached our destination in the afternoon at 2 45 pm. Small airport at Bagdogra in West Bengal is a transit point as there are no operational airports in Sikkim as of now. After meeting the travel representative at the airport, we boarded a Toyota Innova. Within half an hour, we were at Siliguri. A surprise lunch was arranged by the tour operators at a restaurant in Siliguri! Finishing our lunch, tour manager collected our photos and id proofs, which were required for obtaining inner line permits. Inner line permits are a must for visiting border areas in Sikkim. After all the accompanying tourists arrived, there was a briefing by the tour manager about the profile of north east region of India and do’s and don’ts during the tour.<br />
<br />
<b>Journey to Gangtok :</b> Soon after, we left for Gangtok. It was a four hour long journey. Though the distance is mere 120 km’s, curvy and uphill roads make travelling, a time consuming affair. We were told earlier by the tour manager that the maximum distance one can cover in an hour is 25 km! Our driver spoke little. I did not enquire him after his brief replies to my earlier queries. But after a while, he began to strike a conversation. He would point to the zone, where elephants would cross. After a while, I observed that he blew the vehicle horns sparingly, even when he was driving at high speeds or negotiating nasty curves. It seemed like drivers coming in the other direction were in perfect harmony with him! Later, our driver pointed out at the Coronation Bridge, which was on to our right and was built across Teesta river, a tributary of mighty river Brahmaputra.<br />

This bridge he said would lead to us to Bhutan border! The bridge was built by the British during 1937-41 to commemorate the coronation of King George VI and Queen Elizabeth. This is also called Tiger Bridge (Bagh pul in Hindi) because of the tiger statue at the entrance of the bridge. The bridge is also known by the name Sevoke bridge, named after the nearby town! Continuing our journey, I was enthralled by the sight of moonlit hills on the way. Houses on the slopes were twinkling in pale yellow light with hills silhouetted against milky moon lit sky. Bright full moon raising out of the hills added to the visual spectacle. Our journey was smooth till we reached Rangpo check post. At Rangpo, we were asked to show our identity cards. It seemed to be a routine affair for the people visiting Sikkim, as it is in close proximity to international borders. We were nearing the capital of Sikkim, when our driver pointed at the huge campus of Sikkim Manipal University. I tried to explain him that Manipal is a town near to my native and background of the university. I think I failed in my attempt looking at his responses!<br />
<br />
<b>Arrival at Gangtok : </b>Misty surroundings greeted us when we reached the capital of Himalayan state. When we arrived at our hotel at 8 30 pm, fog prevented us from a getting a glimpse of the building. But the light from the lobby with a triangular roof, breaking the blanket of fog made the place appear other worldly. It could well match the description of an inn in a novel set in England! Wait – there was more to it! While making our entries for the check in, we were served steaming hot black tea. It was a heavenly experience, before our retreat for the day! </div>

If you have completed Bachelor of Engineering(B.E) from Visvesvaraya Technological University(VTU), Belgaum, you would need official transcripts from the university, if you are applying for higher studies abroad or during immigration. This post explains the procedure to get VTU Official Transcripts through Bangalore Regional Office.</div>

<li style="line-height: 1.5;"><span style="line-height: 1.5;">Filled application form for issue of official transcript - You can find the application form from the VTU website <a href="http://www.vtu.ac.in/pdf/circulars/atten1.pdf">here</a>. Take a print out of the second page and fill in the details.</span></li>
<li><span style="line-height: 1.5;"><span style="line-height: 24px;">Photocopies of all semester marks cards</span></span></li>
<li><span style="line-height: 1.5;">Demand Draft(DD) for the required number of copies of transcript. One has to pay <b>Rs.250</b> for the first copy and <b>Rs.150</b> for the subsequent copies. So, if you require 5 copies, then you have to make a DD for 250 + 150 * 4 = Rs.850/-. DD has to be drawn in favour of "<b>Finance Office, VTU Belgaum</b>"</span></li>

<li style="line-height: 1.5;"><span style="line-height: 1.5;"><b>Visit Bangalore Regional Office To Submit the Documents</b></span></li>

<li style="line-height: 1.5;">You can visit the office on any working day before 4 pm(even on a Saturday!) and submit the documents. </li>

</span><span style="line-height: 1.5;"><b>Note :</b> Person receiving the documents would inform when you have to come back for collecting the transcripts. It will be usually a week after. So, if you submit on a Saturday, you can collect the transcripts the next Saturday.</span></ol>
<li style="line-height: 1.5;"><span style="line-height: 1.5;"><b>Visit Bangalore Regional Office to collect the transcript after a week</b></span></li>
<ol type="i">
<li style="line-height: 1.5;"><span style="line-height: 1.5;">Produce any government ID card to collect the official transcripts.</span></li>
<li style="line-height: 1.5;">Transcripts from VTU would contain transcripts in as many envelopes as the number of copies applied, along with a photocopy of the transcript without any cover. You can have a look at the photocopy to see the contents of the transcript.</li>
<li style="line-height: 1.5;">Each copy of transcript would be sealed in a separated envelope with VTU seal, signed by VTU Registrar(evaluation). Don't open the envelopes as you would need to send them as it is, while applying for foreign universities.</li>

<b><u>Documents Required :</u></b> These are the first and foremost things, which need to be verified.<br />
<ol>
<li><span style="line-height: 1.5;"><b>Sale Deed/s :</b> Based on the sale history, there may be as many number of sale deeds. So, one needs to make sure that the seller is in pocession of all the sale deeds, ensuring that there is no break in the sale history. In all the sale deeds, one needs to check that</span></li>
<ul>
<li><span style="line-height: 1.5;">The names of owners are rightly mentioned - each sale deed should mention all the previous owners.</span></li>
<li><span style="line-height: 1.5;">Schedule of property (details like location, survey number, Khata number, dimensions/area, particulars of sites/roads on all four directions of the property)</span></li>
</ul>
<li><span style="line-height: 1.5;"><b>Khata Certificate : </b>Khata Certificate or Khata is not a conclusive proof of ownership of property. It indicates who is responsible for paying annual BBMP taxes. It may happen that though the property is registered in the latest owner's name, Khata may not have been transferred. If a plot is initially developed by a housing cooperative society, then it may happen that initial Khata is issued by BDA and there after BBMP has been issuing it.</span></li>
<li><span style="line-height: 1.5;"><b>Khata Extract :</b> Khata Extract is an extract taken from assessment register of BBMP with details like list of owners who held the property, tax calculation for a year. Like Khata Certificate, this is not a conclusive proof of ownership.</span></li>
<li><span style="line-height: 1.5;"><b>Encumbrance Certificate/s :</b> This contains the transactions which happened on the property and the monetary liabilities against the property, like loans and mortgages. It is advised that one should have encumbrance certificate/s listing the transactions at least for the last 15 years. There may be multiple encumbrance certificates based on the duration for which encumbrance certificate is obtained from the office of sub-registrar.</span></li>
<li><span style="line-height: 1.5;"><b>Possession Certificate :</b> If the site/plot is developed by a housing cooperative society, it may issue possession certificate for the first owner of the property.</span></li>
<li><span style="line-height: 1.5;"><b>No Objection Certificate : </b>If the site/plot is developed by a housing cooperative society, it may issue no objection certificate to the first owner of the property regarding the subsequent sale of the property.</span></li>
<li><span style="line-height: 1.5;"><b>Latest BBMP Tax Paid Receipt : </b>This indicates that there are no BBMP tax dues by the current owner.</span></li>
<li><b>Utility Bills (BESCOM / BWSSB) :</b> Power and water bills bear the name of the owner, who got the connections for his house. Though these are not conclusive proofs of ownership, you may want it to be transferred to your name for address proof or availing government facilities(remember the LPG connection verification chaos few years ago, which required electricity bill bearing the name of the owner!)</li>
</ol>
<b><u>Authentic Information On BBMP Properties Available Online :</u></b><br />
<ol>
<li><span style="line-height: 1.5;"><b>BDA Approved Layouts :</b> Here is the <a href="http://www.bdabangalore.org/BDAapporvedlay.html">BDA link</a>, which lists the BDA approved layouts. You can check whether the layout, where you are looking for a property is approved by BDA.</span></li>
<li><b>Property Details using PID :</b> Nowadays, properties in Bangalore are given a PID(Property ID). Check the tax paid receipt for the PID. If PID is available, you can find the details of the property and name of the owner. Use this <a href="http://218.248.45.174:8088/newpid/">BBMP link</a>, to find the details of the property by providing PID.</li>
<li><span style="line-height: 1.5;"><b>GIS information based on PID :</b> BBMP has also come up with GIS (geographic information system) to locate the property in the map. If you are able to find the details about the property using the above <a href="http://218.248.45.174:8088/newpid/">BBMP link</a>, by providing PID, along with the property details, you will also find a link mentioned - <i>Click here to view your property in GIS map</i>. This can be very useful in verifying the claims of the seller. </span></li>
</ol>
<b><u>Other points to consider : </u></b><br />
<ul>
<li><b style="line-height: 1.5;">A Khata or B Khata : </b><span style="line-height: 1.5;">There is a lot of buzz about Khata's. Important thing to know here is that PSU Banks and major Private Sector Banks provide loans to only those properties which have A Khata(also known as BBMP Khata). Therefore, it is best to go for properties with A Khata.</span></li>
<li><span style="line-height: 1.5;"><b>Application for Khata transfer</b> : Get the application for Khata transfer signed by present owner/seller, if you decide on buying the property. This is required for the transfer of Khata in your name. <li><span style="line-height: 1.5;"><b>No objection certificate(NOC) for change of name in BESCOM bill </b>: Even for changing the name in BESCOM bill after you bought the property, you need the NOC from the last owner/seller. This is required for the transfer of Additional Security Deposit(ASD - which amounts to average bill amount for two months).
